New Construction Site Plan Guide for a Single-Family Home

Plan a new single-family home site by coordinating the footprint, garage and driveway, setbacks, grading, drainage, utilities, coverage, and outdoor space.

Model the complete building

Start with the verified exterior footprint and identify the front door, garage doors, patios, covered areas, steps, mechanical equipment and major roof drainage points. Use the correct option, elevation and mirror. A sales-plan width or conditioned square footage cannot predict setback, coverage and access conflicts.

Orient for both lot and house function

Test how the entry addresses the street, how vehicles reach the garage, where private and public outdoor areas fall, and how solar exposure or important views change. Rotation can improve terrain fit but lengthen the driveway or weaken the yard. Compare whole-site tradeoffs rather than optimizing one clearance.

Establish the vertical concept early

Relate floor levels to the street, garage approach, existing contours and desired yard transitions. Identify likely cut and fill, exposed foundation, retaining conditions and walkout opportunities. The finished-floor choice connects architecture, grading, drainage, accessibility and construction cost.
